HAS THE PROPERTY MARKET BOTTOMED OUT YET? | GREEN SQUARE REAL ESTATE

A question we often get asked is ‘has the property market bottomed out yet and if a return to growth is on the cards?’. We think it is premature to say the market has bottomed, especially in Green Square.

The ‘recovery’ is the old house versus apartment story. Houses are starting to get better results and there is a greater and easier turnover of housing stock. But it’s not the same for apartments. Green Square is very apartment-heavy and therefore more reliant on investors.

There is a shortage of stock in winter, which is quite interesting for the two-bedroom units in our market. It’s not as if they have gardens or other features that depend on spring to be at their best for sale.

Winter can actually be a good time to sell because you will get more of whatever buyer demand is out there all to yourself.
